Water and your new bathroom
Modesto's drinking water comes from a mix of treated Tuolumne River water and city groundwater wells, and mineral content can vary. Minerals leave white spots and crust on glass shower doors, faucets, showerheads and grout. When choosing finishes for a remodel, consider:
- Glass: clear glass shows spots more than textured or frosted glass. A protective coating on glass shower panels makes cleaning easier, and a squeegee after showers helps.
- Fixtures: some finishes show water spots more than others. Ask to see samples and how they're cleaned.
- Grout: sealed or epoxy grout resists staining and mineral buildup better than unsealed cement grout.
- Showerheads and aerators: choose models that are easy to remove and clean.
If you're considering a water softener or filter, check the City of Modesto's annual water quality report first so you know what you're treating, and ask the plumber to explain what any equipment will remove.
Ventilation through foggy winters
Winter tule fog in the San Joaquin Valley keeps the air cool and damp for days. Bathrooms without good ventilation develop mold on ceilings and around windows. A properly sized exhaust fan, vented outdoors, with a timer or humidity sensor, is essential. Make sure exterior walls are insulated during the remodel to reduce condensation.
Older homes
Many Modesto homes have bathrooms with original tile, galvanized pipes, cast-iron drains and ungrounded outlets. Replace plumbing and update wiring while the walls are open. In older homes, ask whether testing for lead-based paint or asbestos is needed before demolition.
Long, hot summers
Modesto summers are long and hot. If the remodel involves ceiling work, make sure the ceiling is sealed and the attic insulation restored afterward, especially around new recessed lights and fan housings.
Slab and raised floors
On slab foundations, moving drains requires cutting concrete. On raised foundations, drains are usually easier to reach. Ask how your foundation affects layout changes.
Permits
Bathroom remodels with plumbing or electrical changes need permits from the City of Modesto or Stanislaus County. Ask who pulls permits and how inspections fit the schedule.
Before you hire
Ask Modesto bathroom remodelers for an itemized proposal, which waterproofing system they use, how they'll vent the fan, which finishes resist water spots, and what their workmanship warranty covers. Look up the contractor's California license with the CSLB.
Accessibility
If you plan to stay in the house as you age, consider a low-curb or curbless shower, grab bars anchored into blocking, a handheld shower, a bench and slip-resistant tile. They cost less to include now than to add later.
Schedule
If it's your only bathroom, plan where you'll shower during the work, and ask for a written schedule that shows inspections and material lead times.
Protecting the rest of the house
Ask how the contractor will seal off the bathroom, cover HVAC returns, protect floors along the work path and clean up at the end of each day. Fine demolition dust spreads easily through a closed-up house.
Ventilation fans
Choose a quiet fan sized for the room and set it on a timer or humidity sensor, so it keeps running after showers without anyone having to remember.
